1. CHECK-IN TIME IS AFTER 3 P.M. CST AND CHECKOUT IS 11 A.M. CST. NO Early Check-ins.
2. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $300 is
required. This must be received to reserve your reservation. The deposit
automatically converts to a security/damage deposit upon arrival. The deposit
is NOT applied toward rent; however, it is fully refundable within (14) days of
departure provided the following provisions are met:
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or
services rendered during the stay.
c. All trash, rubbish and discards are brought up stairs and placed in
dumpster, (or next to it if full) and dirty dishes are cleaned.
d. The house is left locked, and keys are returned/replaced.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. No early check-in or late checkout.
h. Parking is limited to 4 vehicles and must be parked on the property.
3. PAYMENT - An advance payment equal to 50% of the rental rate is required 60
days before arrival. The advance payment will be applied toward the house rent.
Please make payments in the form of traveler's checks, bank money orders,
cashiers checks or personal checks payable to JT Rentals. The advance payment is
not a damage deposit. The BALANCE OF RENT is due fourteen (14) days before your
arrival date. Failure to make payments as scheduled may result in cancellation
of reservation dates.
4.
CASH DISCOUNT - 10% off total rental if paid in full with cash, check, money
order, cashiers check with all payments received at least two weeks before
arrival date. Does not apply to e-check or credit card
reservations.
5. CANCELLATIONS - A sixty (60) day notice is required for
cancellation. Cancellations that are made more than sixty (60) days prior to
the arrival date will incur no penalty. Cancellations or changes that result in
a shortened stay, that are made within 60 days of the arrival date, forfeit the
full advance payment and damage/reservation deposit. Cancellation or early
departure does not warrant any refund of rent or deposit.

6. MONTHLY RESERVATION CANCELLATIONS - Monthly renters
must cancel one hundred twenty (120) days prior to check-in. Monthly renters who
make a change that results in a shortened stay must be made at least ninety
(90) days prior to check-in.
7. MAXIMUM OCCUPANCY- The maximum number of guests is
limited to six (6) persons. An additional charge or $10.00 per person per night
for guests in addition to six (6) will be assessed.
8. INCLUSIVE FEES - Rates include a one-time linen-towel
setup. Amenity fees are included in the rental rate.
9. PET POLICY – Pets are welcome. We request an additional
$50 refundable security deposit and charge $10/pet/night.
10. NO DAILY MAID SERVICE - While linens and bath towels
are included in the unit, daily maid service is not included in the rental rate
however is available at an additional rate. We suggest you bring beach towels.
We do not permit towels or linens to be taken from the house.
11.
SAFETY - Monitoring of children and pets is the responsibility of the renter.
While structures are compliant to building codes, there are hazards in the form
of decks, boat dock and stairs. During winter stays, ice may be present on
walks, stairs and drive. Please take care and monitor your children and pets. NO LARGE OBNOXIOUS PARTIES.
(Mellow parties only).This house is located in a quiet residential area. Stairs. This rental has quite a few stairs, and is
definitely not handicapped accessible. Boat dock – we recommend children and
non-swimmers wear life preservers at all times while on the dock or in your
boat. We are not responsible to damages to your boat, property or persons. You
may be responsible to dock damages from improper securing of your boat.
12. RATE CHANGES - Rates subject to change without notice.
13. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will
be subject to forfeiture of advance payment, deposit and/or rental money, and
the party will not be permitted to check-in.
14. WRITTEN EXCEPTIONS - Any exceptions to the above
mentioned policies must be approved in writing in advance.
By Signing Below, I agree to all terms and conditions of
this agreement. I authorize debit by EFT of my checking account for rental
payment in conjunction with my verbal telephone authorization.
